Arkavathy Layout at Bangalore – Relief for site owners
Arkavathy Layout which is the biggest and prestigious residential layout formed by the Bangalore Development Authority at Bangalore was in question all these days and now the nod is cleared by the Supreme Court by quashing the judgment order of lower court of Karnataka, which ultimately brought a great relief to the site owners.

Arkavathy Layout – Relief for site owners It was four years ago the sites of different dimensions were allotted by the Bangalore Development Authority, but the fate is not their side as the lower court has squashed the land acquisition rights of the then government, now the Supreme Court upheld the verdict given by the High Court of Karnataka on 25th November, 2005 as the land acquisition to form the new layout is proper.
Now the Supreme Court has ordered the Bangalore Development Authority to make a fresh survey of lands acquired in the villages of Venkateshapura, Kempapura and Nagawara and the lands in these areas were denotified at that time and now the BDA has to make a fresh survey and to submit the report within four months.
The judgment is of 925 pages which set aside the judgment of the then notification for Arkavathy Layout as it said there are no illegal acquisition made by the BDA.
The BDA in that period has issued the ultimate notification on 23rd February, 2004 for acquiring around 2,750 acres, and in further notification the acquisition was enhanced to 3000 acres, again enhanced to 3,339 acres and finally the acquisition order stopped at 3,839 acres, but it was possible for BDA to acquire only 2,750 acres and remaining 589 acres were denotified.
The total projected sites out of total acquired land was 27,550 sites, as due to litigation the sites were not allotted out the remaining land.
The BDA in the first phase of allotments in January handed over letters for 1,810 sites distributed another 3,000 sites bringing the total number to 11,813 sites.
Future plans of Bangalore Development Authority towards new layouts K Shivarama Karanth Layout Total proposed area is 3,546 acre 12 guntas which is covering 17 villages and the extent between Doddaballapur Road and Hesaraghatta Road and the estimated cost is Rs 1,847 crore for total 18,975 sites of various dimensions Nadaprabhu Kempegowda Layout Total proposed area 4,814 acre 15 guntas which is covering 12 villages and the extent between Magadi Road and Mysore Road and the estimated cost is Rs 2,639 crore for 60,879 sites of different dimensions D Devaraj Urs Layout This layout is between Airport Road and Varthur village, which spreads over 10 villages encompassing 1,976 acres and 10 guntas and the estimated cost is Rs 1,108 crore for total 24,904 sites comprising of different dimensions Kyasambahalli Changalaraya Reddy Layout This layout is between Hosur Road and Sarjapur Road which spreads over 9 villages encompassing 2,134 acres and 18 guntas the estimated cost is Rs 1,170 crore for total 26,734 sites of different dimensions S Nijalingappa Layout This layout is coming up between Varthur village and up to Sarjapur Road which spreads over 8 villages encompassing an total area of 2,806 acres and 9 guntas and the estimated cost is Rs 1,550 crore for total 35,451 sites comprising of different dimensions.
